The homes are planned as attached low-rise structures arranged in a linear configuration, replacing the existing detached house with a denser but still residentially scaled form. Each unit is designed with three bedrooms and approximately 2,300 square feet of interior space.
Architectural plans prepared by Artdesign Studio depict a series of box-shaped volumes articulated through simple massing rather than decorative detailing. The uniform height and repeated façade pattern emphasize consistency across the row, while vertical stacking allows the homes to remain compact at grade.
City records indicate that the subdivision would proceed using the streamlining provisions of SB 684, a state law that allows qualifying small lot developments to move forward through a simplified approval process. The application lists Pattern Planning and Development as the project applicant.
If approved, the Pinewood Avenue project would replace a single detached residence with eight fee-simple homes, illustrating how small lot subdivision is being applied on modestly sized parcels to increase housing capacity without introducing mid- or high-rise construction.
