Studio City Riverwalk Project Approved With 814 Homes And Restaurant Space

Riverwalk at Studio City is set to reshape a large Ventura Boulevard site with hundreds of new homes, restaurant space, landscaped open areas, and new pedestrian connections near the Los Angeles River. Los Angeles planning officials have approved the mixed-use proposal for 12501-12665 West Ventura Boulevard.

The development is backed by a joint venture of Genton Property Group, RC Development, and Torino Companies. Plans call for the removal of existing commercial buildings and surface parking, clearing the way for a new seven-story project measuring approximately 744,906 square feet.

The residential portion would include 814 homes. The unit mix is planned as 223 studios, 373 one-bedroom units, and 218 two-bedroom units. Of the total, 46 apartments would be restricted for very-low-income households for a 99-year term.
The project also includes 75,968 square feet of restaurant space. Parking would be located in four underground levels, with 1,040 automobile spaces planned for residents and 766 spaces planned for the commercial uses. Bicycle parking is also included for both components.

MVE + Partners is designing the residential portion of Riverwalk at Studio City, while AO is serving as the retail design consultant. Renderings show a contemporary complex organized across multiple buildings, with Ventura Boulevard storefronts, upper-level balconies, courtyards, pool decks, and landscaped outdoor rooms.

Open space is a major part of the proposal. City planning documents list 89,937 square feet of open space, including indoor recreation rooms, pool decks, courtyards, and private balconies. Plans also show pedestrian routes intended to connect Ventura Boulevard with Valleyheart Drive and the river-adjacent edge of the property.

The project relies on density bonus approvals and related development standard relief. The approved requests allow a 3.2:1 floor area ratio, 74 percent lot coverage, and a maximum height of 84 feet. The local specific plan would otherwise apply lower limits to the site.

The proposal drew public concern over scale, traffic, height, neighborhood compatibility, and the project’s relationship to the Los Angeles River. Planning staff responses pointed to the affordable housing set-aside, river-oriented site planning, open space, lighting conditions, and pedestrian improvements. Appeals challenging the project were denied.

Riverwalk at Studio City adds to a growing list of planned developments along Ventura Boulevard. West of the site, the Sportsmen’s Lodge property is slated for a mixed-use residential complex, while another residential and retail project has been proposed across from the Riverwalk property.
