Construction is underway for a new apartment building at 3676-3704 South Kelton Avenue in Palms. The project is planned on a site north of Venice Boulevard, where older residential structures are being replaced with a larger multifamily development.
The project comes from LG Alliance Corp., which is based in Beverly Hills. Breakform Design is listed as the architect on the plan set.
Plans call for a five-story residential building with 43 apartments. The unit mix includes studio, one-bedroom, and two-bedroom floor plans, with apartment sizes shown in the plans ranging from 434 square feet to 1,180 square feet. The development includes 32 market-rate apartments and 11 affordable units reserved for very-low-income households. The project uses density bonus incentives and waivers to allow more housing than the site’s base zoning would otherwise permit.
The building is planned with one subterranean parking level containing 26 vehicle spaces. Bicycle parking is also included, with 64 long-term spaces and 12 short-term spaces shown in the plans. Open space would be provided through a combination of private areas and a shared roof deck. The plan set lists 4,125 square feet of common roof deck space, with total open space provided matching the required 6,125 square feet.
Renderings show a contemporary building with a dark exterior, metal cladding, balconies, large windows, street-facing landscaping, and a glassy ground-floor entry. The design also includes a lobby, gym, mail area, mechanical rooms, and residential floors above the parking level.
The project was approved by Los Angeles planning officials in 2023. A separate 27-unit residential project has also been approved nearby at 3736 South Kelton Avenue.
