A new mixed-use project is under construction taking shape and form at 6055 West Pico Boulevard, Carthay, Los Angeles. The project proposal includes the construction of a new six-story building offering spaces for retail and residential uses.
Wiseman Residential is the project developer. Uriu & Associates is designing the project.
The scope of work includes the construction of a seven-story building offering 125 apartments and retail space on the ground floor spanning an area of 4,000 square feet. A semi-subterranean parking garage will also be designed on the site.
The project was entitled using Transit Oriented Communities incentives, which allowed for a larger structure than otherwise permitted by zoning rules. In exchange for the bonuses, Wiseman is required to set aside 13 of the new apartments as deed-restricted affordable housing at the extremely low-income level.
Renderings reveal an architecture style that mixed Spanish influences and traditional materials. Onsite amenities include a courtyard and a pool deck.
The project site is located at the intersection of Pico Boulevard and Crescent Heights Boulevard.
