Plans have been filed with the Los Angeles Department of City Planning for a small-scale residential development at 15109 West Rayen Street in North Hills, where a corner parcel is proposed for a compact townhome-style infill project organized around a shared internal drive rather than a single consolidated building.
The three-story development would introduce a total of nine residential units, each paired with ground-floor parking. Instead of stacking residences above a podium or parking deck, the proposal distributes units across two parallel rows of attached townhomes, allowing vehicular access and circulation to be handled internally while preserving individual unit entrances and identities.
Site plans show a common driveway running between the two building rows, functioning as the project’s primary organizing element. This internal drive provides access to on-site parking while separating the residential volumes into distinct linear blocks, a layout that prioritizes clarity of circulation over centralized lobbies or shared interior corridors.
By arranging the development in this manner, the project avoids the massing associated with larger multifamily buildings and instead adopts a format more closely aligned with low-rise residential construction. The three-story height and townhouse configuration allow density to be introduced incrementally, without reliance on elevators, podium construction, or extensive shared amenities.
The project is designed by BOLADarck. City records list the property owners as Anthony Asadorian and Sevak Zohrabyan. If approved and built, the Rayen Street proposal would add a modest cluster of new homes through a driveway-centered site strategy that emphasizes simple access, small-lot efficiency, and neighborhood-scale form rather than vertical concentration.
