A redevelopment proposal in San Diego’s Gaslamp Quarter would transform a collection of historic-era commercial properties into a new mixed-use hotel development while preserving part of one of the district’s contributing historic structures. The project site, centered at 345 4th Avenue, sits within the Gaslamp Quarter Historic District between J Street and K Street.

RGC 4J, LLC is listed as the project applicant.

The proposal calls for a 12-story hotel building rising approximately 125 feet, bringing 240 guest rooms to the downtown block. The development would also introduce retail and restaurant uses along the ground and second floors, contributing new commercial activity to the pedestrian-oriented Gaslamp corridor.

A key component of the plan involves the retention and rehabilitation of the Whitney Building façade at 343 4th Avenue, a structure recognized as a historic resource within the Gaslamp Quarter Historic District. While several existing buildings on the assembled site would be removed, the Whitney Building frontage would be stabilized and incorporated into the design of the new hotel structure in roughly its current location.

Plans for the hotel include a range of hospitality amenities such as meeting and event space, a hotel bar and restaurant at the corner of 4th Avenue and J Street, a spa and fitness center, and a rooftop pool accompanied by an outdoor food and beverage lounge.

The development also proposes a pedestrian passage connecting 4th Avenue and 5th Avenue, creating an interior walkway that would allow hotel guests and Gaslamp visitors to move through the block between the two streets.

The project site encompasses multiple parcels totaling roughly 0.71 acres, including properties along 4th Avenue and 5th Avenue. Located within the Gaslamp Quarter Planned District, the proposal requires several discretionary permits and environmental review due to its scale and its impact on historic resources within the district.
