Plans for 122 Pacific Coast Highway in Redondo Beach organize new housing around an internal court rather than a single continuous block, giving the proposal a campus-like layout across the site. The schematic site plan shows eight residential buildings arranged along private drive aisles and open space, with the central court serving as the main shared organizing feature of the development.

The project would introduce 43 for-sale homes on the property at 122-126 North Pacific Coast Highway and Vincent Street. Three of those residences are designated as affordable units, and the site plan also identifies multiple accessible units within the overall layout. The proposal was filed by City Ventures, with KTGY listed as the architect.

What distinguishes the design is the variation among the building types. The renderings and elevations show a mix of flat-roofed and pitched-roof forms, creating a rhythm that changes from one edge of the site to another rather than repeating a single frontage condition throughout. Some buildings present framed upper volumes and projecting balconies, while others use gabled profiles with a more townhouse-like silhouette facing Vincent Street. The material palette shown in the elevations includes light sand-finish stucco, fiber cement siding, stone veneer, metal railings, and vinyl windows.

Sections through the site indicate how the project steps with the grade from Pacific Coast Highway inward. Along the lower portions of the site, garages and entries sit beneath living areas and bedrooms, while the internal court and drive aisles mediate changes in elevation between the different building groups. The plans also show a 3,210-square-foot open space area near the center of the development in addition to smaller common-space components distributed across the layout.

Rather than presenting as one large mass, the proposal breaks the 43 homes into a sequence of attached three-story forms that read more like a series of rowhouse clusters. That approach gives the project a more articulated street presence while still delivering a higher housing yield on a prominent Pacific Coast Highway site in Redondo Beach.
