A new large-scale mixed-use apartment complex has been proposed for development at 1941 White Avenue in La Verne. The project proposal includes the construction of a new five-story mixed-use apartment complex. The project requires the demolition of the existing industrial complex on the site.

The project site will rise near the City’s under-construction A Line Station. Upon completion, the mixed-use will sit across the street from the Fairplex in Pomona.

The scope of work includes the construction of a new five-story residential building featuring 367 homes and 1,588 square feet of retail space, as well as a six-level parking structure at the rear of the site adjacent to a Metrolink right-of-way. The mixed-use property will rise to a height of 69 feet, and showcase a facade clad in stucco.

Plans call for a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans ranging from 591 to 1,336 square feet in size. Out of the total, 44 units will be set aside as deed-restricted for lower-income renters. That set aside makes the project eligible for density bonus incentives permitting more housing than otherwise allowed by zoning rules.

Landscape plans by MJS show a landscaped plaza at the northwest and southeast corners of the site along Arrow Highway, as well as courtyards featuring a swimming pool, landscaping, and other gathering spaces.

Novipax, an Illinois-based company which makes absorbent packaging for food and healthcare products, currently operates out of a 100,000-square-foot facility located at 1941 White Avenue in La Verne.

The project has an allotted construction timeline spanning  36 months, beginning in December 2024 and concluding in 2027.
