A new development has been proposed in La Verne. The current working title is “The Fruit Street Site,” located at 3717 Fruit Street, in the central portion of the city. The developer is Brandywine Homes. The proposal is part of a larger project that would include eight new low income, detached single family homes on Walnut Street, in the southern portion of the city.

Designs call for 50 attached, three story townhomes on the 2.3 acre site. They will be 39 feet tall. The homes will be built around a central courtyard and recreation area. Additional improvements include adding roads, a 6.5 feet wall to separate the homes from commercial space, and construction of curb, gutter, sidewalk, and landscaping of the site’s frontage along Fruit Street. Each unit will have two garage parking spaces. There will also be 25 guest parking spaces on site.

One single‐family residential dwelling will need to be demolished for the new Fruit Street location construction. The site is currently a retail nursery. It contains decorative trees, ancillary structures, and features remnants of historic‐era agricultural tools.

LSA Architecture is behind the design. Elements include energy‐efficient LED lighting, water‐efficient faucets and toilets, water efficient landscaping and irrigation, photo‐voltaic systems on the building roofs, and Energy Star appliances. Residents could move in as early as 2023 if plans are met with approval.
