A new design has emerged for 5600 Hollywood Boulevard, where plans call for a seven-story residential development containing 168 apartments. SPF: Architects is designing the project, which would encompass approximately 231,700 square feet on a 37,000-square-foot site. Twenty of the apartments would be reserved as affordable housing.
The development is being designed around prefabricated modular construction, with much of the building assembled from repeatable structural and interior components. SPF estimates that the approach could reduce construction costs by nearly 50 percent compared with conventional construction while shortening the building schedule by approximately six months.

Renderings show the project divided into two long seven-story volumes with dark gray exterior surfaces and a regular grid of windows and recessed balconies. Bright yellow accents appear throughout the facades, including panels between openings and large rectangular frames wrapping windows on the Hollywood Boulevard elevation. The street-facing ends of the buildings are more solid in appearance, while the longer elevations emphasize the repeated dimensions of the modular units.
The design also carries the modular rhythm to the roofline, where individual projections rise above the upper floor and planted areas introduce trees above the building. At ground level, the Hollywood Boulevard frontage is shown with a glazed residential entrance, landscaped setbacks, and a concrete base beneath the darker upper floors. The two-building arrangement extends deep into the site rather than concentrating the project in a single tower.

The proposal would use Los Angeles’ mixed-income housing incentives, which allow qualifying developments to receive additional building capacity in exchange for providing affordable homes. The city’s program is intended in part to encourage mixed-income housing near transit and along major corridors. At 5600 Hollywood Boulevard, the current plan includes 20 affordable apartments among the 168 total homes.

The modular scheme represents the latest residential concept for a property that has been considered for redevelopment for years. Unlike earlier high-rise plans for the site, the current design concentrates the housing in a substantially lower seven-story form while retaining a relatively large unit count. A construction start date has not been announced.
