A new affordable housing development has been proposed at 4938 West Maplewood Avenue in the Larchmont area of Los Angeles, where a single-family residence is slated for replacement with a four-story multifamily building. The application has been filed with the Los Angeles Department of City Planning and advances under the city’s streamlined approval process for qualifying affordable housing projects.
Plans call for a four-story structure containing 33 apartments, comprised of two- and three-bedroom units. All residences are designated for low- and moderate-income households, with the exception of a single on-site manager’s unit. No vehicle parking is proposed as part of the development program, resulting in a fully residential building footprint.
Architectural plans prepared by Open Office depict a vertically organized building with a clear differentiation between façade elements. The street-facing elevation shows a restrained composition, with a lighter upper volume set above a more textured lower portion, while window groupings establish a regular rhythm across the façade. Exterior stair access is expressed along one side of the structure, creating depth and shadow that visually breaks down the massing.
The project is proposed by an entity affiliated with Angeleno Investments, which is also associated with other affordable housing developments across Los Angeles. Those include projects planned in Reseda, North Hollywood, and Glassell Park, reflecting a broader portfolio of small- to mid-scale multifamily housing.
Located near Western Avenue and Melrose Avenue in the Larchmont area, the Maplewood Avenue project would introduce a new four-story residential form along a predominantly low-rise street. If approved, the development would replace an existing single-family home with a purpose-built affordable housing building designed specifically for its narrow residential lot.
