Plans describe a seven-story structure containing 85 residential units above ground-floor commercial space measuring approximately 3,268 square feet. Project documents also indicate the inclusion of 72 on-site parking spaces.

As part of the incentive framework, 15 of the apartments would be reserved for very low-income households in accordance with program requirements. The unit mix consists of studio, one-bedroom, and two-bedroom layouts.
Kevin Tsai Architecture is listed as the design architect. Renderings illustrate a contemporary mid-rise building characterized by continuous balcony lines and layered horizontal elements wrapping the facade. Upper levels incorporate rooftop amenity space accessible to residents.
If approved, the development would introduce a seven-level mixed-use structure to the Pico Boulevard frontage through the Opportunity Corridor incentive structure.
