The development will contain a mix of studio and one-bedroom apartments. According to Planning Department approvals, the residences are designated for low- and moderate-income households. By eliminating parking, the project maximizes residential yield within a compact footprint along a transit-served corridor.

Designed by Open Office, the building presents a contemporary massing strategy organized across five levels above grade. Renderings indicate a restrained façade treatment with vertical window groupings and a simplified exterior expression. The structure rises directly from the lot line, reinforcing the street edge along 20th Street.
Together, the two projects introduce more than 100 affordable units to the Mid-City neighborhood within a short stretch west of La Brea Avenue. The 4940 West 20th Street development continues a pattern of incremental infill that prioritizes housing production on underutilized parcels near major corridors.
