A new townhouse development designed with contemporary residential forms is planned for 4600 Ocean View Boulevard in La Cañada Flintridge, where a vacant parcel north of Foothill Boulevard could be redeveloped with a cluster of multi-level homes defined by projecting balconies and articulated façade treatments.
The project is being developed by MJL Properties of Pasadena, with Corbel Architects responsible for the design.

Architectural renderings depict a collection of three-story residential structures finished in a mix of light-toned exterior surfaces and darker accent panels. Balconies extend from upper floors, while varied rooflines and recessed volumes help break up the massing of the buildings. The design introduces contemporary townhouse architecture characterized by layered façades and integrated garage entries.
Plans call for 30 four-bedroom townhomes, each organized across multiple levels and accompanied by on-site parking. The homes would be grouped into several buildings arranged across the property in a configuration intended to balance residential density with shared circulation space.
The site plan places the residential buildings in two parallel rows oriented north to south, positioned along a central internal driveway. Vehicular access to the development would be provided from Ocean View Boulevard and Rockland Place, allowing the project to connect to the surrounding neighborhood street network.
Located within a largely low-density residential community, the proposal introduces a compact townhouse housing format while maintaining a scale comparable to surrounding residential structures through its three-story height and stepped architectural composition.
