A former motel property at 8209 North Sepulveda Boulevard has completed its transformation into The Pano, a permanent supportive housing community in the San Fernando Valley. Developed by LA Family Housing and LAFHBUILDS, the approximately $57 million project provides 90 supportive homes for people who have experienced homelessness.
Rather than clearing the entire property, the development combines existing and new buildings. Part of the former motel was renovated to create 41 apartments, while a new three-story building adds another 50 residential units, including the manager’s home. The result is a larger housing community built around the original motel site while retaining part of its existing footprint.
The apartments are studios, with residents also having access to shared spaces throughout the property. The Pano includes a community room, rooftop patio, barbecue area, dog run, and offices for on-site staff and supportive services. LA Family Housing will provide case management and connect residents with health care and other services intended to support long-term housing stability.
The project was supported by a combination of public and private funding. California’s Project Homekey program helped finance the redevelopment, while philanthropic partners contributed $10 million. All 90 supportive apartments are backed by rental assistance, helping keep housing costs tied to each resident’s income.
office42 architecture designed The Pano, with United Building Co. serving as general contractor and Barker Management handling property management. With the redevelopment now complete, the Sepulveda Boulevard property has shifted from temporary motel accommodations to permanent housing with on-site services and shared resident spaces.
