A new apartment building is under construction at 3301 Canfield Avenue in Palms, Los Angeles. The project proposal includes the development of a six-story apartment building constructed just north of the 101 Freeway. The project replaced three single-family homes and a triplex on the site.
Helio is the project developer. Reed Architectural Group is responsible for the design concepts.
Once completed, the multifamily residential building will bring 50 three-bedroom apartments into a six-story edifice. Parking for 25 vehicles will be designed on the site.
Approved plans relied on Transit Oriented Communities incentives, permitting a larger structure than otherwise allowed by zoning rules. In exchange, five of the new apartments will be set aside for rent as deed-restricted affordable housing at the extremely low-income level.
Renderings showcase a building designed in five levels of wood-frame construction above a concrete podium. Plans show a contemporary low-rise structure featuring multiple outdoor decks, as well as a gym.
The estimated project completion date has not been announced yet.
