Larger Apartment Complex To Replace a Small Residential Building At 535 Glenrock Avenue In Westwood

A new residential project has been proposed for development at 535 Glenrock Avenue in Westwood, Los Angeles. The project proposal includes the construction of a new six-story building offering spaces for residential uses, including affordable housing options. The project will replace a small multifamily residential building built in the 1930s.

M&A Real Estate Partners, the Los Angeles-based firm is behind the project.  Lorcan O’Herlihy Architects (LOHA) is responsible for the designs.

The developer secured entitlements last year for the construction of a new six-story building. Named the Hive, the multi-family residential complex will rise just west of the UCLA campus. The building will feature 18 residential units above 10 parking spaces in a single subterranean level.

Approved plans make use of density bonus incentives to permit a larger building than otherwise allowed by zoning rules. In exchange, M&A will be required to set aside three of the new apartments as affordable housing at the very low-income level.

Renderings showcase an exterior of cedar slats. The building envelope would gradually step back and twist as it rises, creating space for terrace decks. Plans also call for an amenity space at the rooftop. M&A Partners, which owns a number of Hive-branded properties which cater to students, is planning a mix of four- and five-bedroom apartments.
