A new residential project could bring new residences at 1483-1503 Sunset Boulevard in Echo Park, Los Angeles. The project proposal includes the demolition of commercial buildings and the construction of apartments and retail space. The Brentwood-based company, Champion Real Estate Company, is the project developer. AC Martin is responsible for the design concepts and constriction.

The property site is a parcel spanning an area of one acre. Named Sunset & McDuff, the project proposes to replace a surface parking lot and commercial buildings on the site and construct 136 apartments. The residences are offered as a mix of one and two-bedroom apartments. The property will also contain retail space measuring 8,000 square feet on the ground floor. A two-level parking garage with a capacity of 116 vehicles is planned. Five apartments in 1501 Sunset will be retained.

The developer is requesting entitlements using Transit Oriented Communities incentives to achieve greater height and density than permitted by zoning. Fifteen apartments will be reserved as affordable housing at the extremely low-income level in exchange for the bonus floor area and other incentives.

Renderings reveal a facade designed in ribbed metal panels. On-site amenities are inclusive of a central courtyard, a swimming pool, a rooftop deck, and outdoor spaces at the podium and the fifth floor.

Once approved, the project is anticipated to near completion over a 23-month construction timeline, beginning in 2022.
