New single-family dwellings will soon be taking shape at 2520 North Eastern Avenue in El Serrano, Los Angeles. The recently approved project proposal includes the construction of townhomes on a vacant hillside property. In addition to adopting the environmental report, the Los Angeles City Council also approves a zone change required for the construction of the project to commence.
Clearwater Communities, a Newport Beach-based homebuilder, is the project developer. KTGY Architecture + Planning is managing the design concepts and construction. The True Life Companies bought the property in 2019.
The property lot is a six-acre parcel and will house forty-two townhomes. The townhomes will consist of three-story structures with three and four bedrooms. The average unit size is 2,279 square feet. Each home will include a rear yard and a garage to park two cars. The project also proposes 30 percent of the building’s footprint as preserved open space.
Renderings reveal an elevation expressed in stucco and fiber cement panels. Construction is expected to occur over two years.
The property lot is located near Eastern Avenue and Lombardy Boulevard.
