A new residential-retail development has started taking form and shape at 3630-3638 Overland Avenue in Palms, Los Angeles. The project proposal includes the construction of a six-story residential complex with retail space. Plans call for the demolition of three small buildings on the site.
Cale Enterprises, LLC is the project developer. Hopson Rodstrom Design Workshop (HRDW) is responsible for the design concepts and construction.
Named The Jagger, the project will bring 74 apartments to a six-story building. The property will feature retail space on the ground floor. A three-level subterranean parking garage with a capacity of 94 vehicles will be constructed on the site.
Renderings reveal a podium-style building with a sawtooth roofline. In addition, the upper-level windows will allow natural lighting into The Jagger’s top floor. Plans also call for multiple courtyards and patios.
The apartment complex will use the Transit Oriented Communities guidelines to achieve greater density and floor area than allowed by zoning rules. Eight of the apartments will be set aside as affordable housing at the extremely low-income level in exchange for the incentives.
Completion was expected within 26 months of the project’s groundbreaking in June 2020.
The Jagger is the latest in a recent string of mixed-use projects along Overland Avenue, including The Roy, a mixed-use apartment building that opened on an adjacent property in early 2019.
