A new mixed-use project has been proposed at 2115-2123 Cesar East Chavez Avenue in Boyle Heights, Los Angeles. The project proposal includes the development of a building offering residential and retail spaces. Plans call for the demolition of an existing commercial building and an adjoining parking lot on the site.
Silver Lake-based real estate firm Tiao Properties is the project applicant.
The project proposes a five-story building offering 50 apartments. The total residential built-up area is 60,000 square feet. Commercial space spanning an area of 3,163 square feet will be developed on the ground floor. One level of a subterranean parking lot will also be designed on the site.
Requested entitlements for the project include Transit Oriented Communities incentives, permitting a larger structure than allowed under zoning rules due to the property’s location near a bus stop with frequent service. To achieve the incentives, five of the proposed apartments will be set aside as affordable housing at the extremely low-income level.
The project site is located two blocks west of the intersection of Cesar Chavez and Soto Street, neighboring a recent mixed-use project by Abode Communities.
