A new mixed-use apartment complex reaches completion for vertical construction at 3664-3688 Overland Avenue and 3667-3673 Keystone Avenue in Palms, Los Angeles. The project proposal includes the development of two buildings offering residential, commercial, and parking spaces.

Helio, formerly known as Oakmont Capital, is the project developer. Reed Architectural Group is responsible for the design concepts.

Named Venue, the project brings a two-building complex consisting of eight- and five-story structures. The mixed-use buildings feature a total of 205 one-bedroom and two bedroom apartments. A street-fronting commercial space spanning an area of 3,000 square feet is a part of the project. Plans also call for parking for 106 vehicles in at-grade and podium levels.

Renderings reveal a series of contemporary low-rise structures. On-site amenities include a fitness center, a rooftop deck, and a swimming pool.

The buildings sit on a T-shaped property, located just north of Venice Boulevard.
