A new residential project has been proposed for development at 1136 West 35th Street in Exposition Park, Los Angeles. The project proposal includes the construction of ten multifamily apartments slated to replace an existing house on the site.
An entity managed by Qi Sun is the project developer. California Development & Design Inc is responsible for the designs.
The project seeks approval to construct a six-story, 10-unit apartment complex. Plans also call for six parking spaces, to be located in an at-grade garage. The infill apartment building will be located near USC.
The project relies on Transit Oriented Communities incentives in order to permit a larger building than zoning rules would normally allow. In exchange, one of the new apartments would be set aside for rent as extremely low-income affordable housing for a period of 55 years.
Renderings reveal a contemporary low-rise structure capped by a rooftop amenity deck. The project application has been submitted pending reviewal. The estimated construction timeline has not been announced yet.
