A new residential development has been planned for development at 5519 North Elmer Avenue in North Hollywood. The project proposal includes the construction of a six-story apartment complex that will replace an old structure built almost a century ago.
Dariyoush Kohanof of Elmer 26, LLC, is the project applicant. California Development & Design, Inc is responsible for the designs.
The project proposes for a 109-year-old residential building to make way for multifamily housing. The project will bring a new six-story building featuring 44 residential units. The residential units are designed as studios and one-bedroom apartments. The building will also provide semi-subterranean parking for 28 vehicles.
The developer is seeking entitlements for the project, requiring the approval of Transit Oriented Communities incentives to permit a larger building than otherwise required by zoning rules. In exchange, five of the new apartments will be set aside for rent as affordable housing at the extremely low-income level.
Renderings reveal a contemporary low-rise structure capped by a rooftop amenity deck. The estimated construction timeline has not been announced yet. The project site sits one block away from Metro’s North Hollywood Station.
