A new affordable housing project is taking shape and form at 2312 South Central Avenue in Historic South-Central in Los Angeles. The project proposal includes the construction of a four-story structure offering spaces for residential and retail spaces, along with onsite amenities. The Lincoln Theatre, a near century-old landmark, will soon get some new neighbors.
The Coalition for Responsible Community Development (CRCD) is the project developer. QDG Architecture is responsible for the designs.
The project is all set to be setup next-door to the historic venue in 2020. Plans call for bringing affordable housing and commercial space in a four-story structure. The complex will offer 60 residential units as a mix of studios, one-bedroom, and two-bedroom apartments. Retail space spanning an area of 6,500 square feet will be designed on the ground floor. The property will also feature parking for 64 vehicles. The project is named the Historic Lincoln Theater (HLT) Housing Project in honor of its neighbor. All of the apartments are to be reserved for low-income households, save for a two-bedroom manager’s unit.
The developer is seeking entitlements using both the Transit Oriented Communities incentives to achieve a larger structure than otherwise allowed by zoning and the Mayor’s Executive Directive 1 for streamlined processing. Plans call for an exterior of masonry veneer, fiber cement boards, and stucco.
The Lincoln Theatre, completed in 1927, became known as the “Apollo of the West,“ between the 1920s and 1950s as an anchor of the African-American community centered on Central Avenue. It played host to movies, live theater, and performances from Duke Ellington and Billie Holiday.
An application was submitted last month to the Los Angeles Department of City Planning. The estimated construction timeline has not been announced yet.
