A new residential project has been proposed for development at 5547 North Elmer Avenue in North Hollywood, Los Angeles. The project proposal includes the development of a new seven-story apartment building offering 86 units and onsite parking.
JRNG QOZB, LLC is the project developer. JZA Architecture is responsible for the designs.
Plans call for the construction of a new seven-story building yielding 65,000 square feet of built-up area. The apartment building will offer 84 units, designed as a mix of studios, one-bedroom, and two-bedroom floor plans. Parking for 40 vehicles will be developed on the site.
Requested entitlements include Transit Oriented Communities incentives, which would permit a larger structure than otherwise allowed by zoning rules. In exchange, nine of the new apartments would be set aside for rent as affordable housing at the extremely low-income level.
Renderings reveal a facade clad in stucco, fiber cement panels, and simulated wood. Plans show a number of recreation rooms spread throughout the the building, as well as a central courtyard and a rooftop deck.
A project application has been submitted to the Los Angeles Department of City Planning, pending review and approval. The project site is an empty lot located near Metro’s North Hollywood station.
