A new residential project has been proposed for development at 413-417 Irving Avenue in Glendale. The project proposal includes the development of a new four-story residential building offering 33 apartments. If approved, the project will replace five existing homes on the site.
413-Mar LLC is listed as the project applicant and property owner. Onyx Architects is responsible for the designs.

The scope of work includes the demolition of a single-family home and two duplexes to allow for the construction of a new multi-family residential building offering 33 apartments. The four-story apartment complex will offer one-bedroom and two-bedroom floor plans above a 49-car garage.

The developer will have to provide eight units as very low-income affordable housing to enable density bonus incentives in order to allow for a larger structure.

The low-rise facade will be capped by a rooftop deck and feature a central courtyard. A project presentation has been submitted to the Glendale Design Review Commission.

This neighborhood has enough problems with speeding cars racing down Lake street. We don’t need any more housing. What we do need is some policing of Lake St & ticket some of the people going in excess of 50 MPH down Lake St after 11pm at night
Hideous. Another black and white monstrosity. Does anyone have any taste and originality anymore? I bet the apartments will be shoddily built with walls and floors that amplify your neighbors inconsiderate loud living. Gross. And cheap looking.
