A new prefabricated residential project has been proposed for development at 1457 North Main Street in Chinatown, Los Angeles. The project proposal includes the development of a new six-story prefabricated building offering 350+ modular units. The project replaced a food processing facility on the site.
Thrive Living is the project developer. AO is responsible for the Main Street Apartments’ designs.
The project site can be seen under construction with modular units being stacked into place. The scope of work includes bringing 376 modular units into a six-story building. Named Main Street Apartments, the units are designed as a mix of studios and one-bedroom floor plans. Commercial space spanning an area of 6,448 square feet will also be developed on the ground floor.
Parking for 104 vehicles will be provided on the site. Project entitlements require Thrive Living to set aside 42 apartments for rent as extremely low-income affordable housing. Onsite amenities include a rooftop deck, street-level courtyards, a gym, a recreation room, and a business center.
The use of modular construction is expected to reduce overall costs by 15 percent, according to the firm. However, the developer has also announced its intent to target the remaining unrestricted units to moderate-income renters earning up to 80 percent of the area median income level – a category that may include teachers and nurses. The property will also accept applicants with Housing Choice Vouchers.
The project site is located east of L.A. State Historic Park. Completion of the Main Street Apartments is expected in 2025.
