A new office project has been approved for development at 2045 East Violet Street in Arts District, Los Angeles. The project proposal includes the development of a new 13-story building offering spaces for office use.
Hines is the project developer. Rios is responsible for the designs.
The Ford Factory complex has been converted into offices for Warner Music Group. The project will rise on a parcel located next to the Ford Factory and the Los Angeles River. Plans call for the demolition of two existing structures and surface parking on the site.
The scope of work includes the construction of a new 13-story office building spanning an area of 435,000 square feet. Renderings reveal a sloping facade designed in glass, steel, and brick veneer. The tower will rise 217 feet in height and house 74,000 square feet of open space, including terrace decks on its upper floors and ground-level spaces that connect the Ford Factory with surrounding streets.
In mid-November, Los Angeles City Planning Commission voted to approve the project plans. The estimated construction timeline is three years from the date of ground breaking.
