A new office building has been approved for development at 929 East 2nd Street in Downtown, Los Angeles. The project proposal includes the construction of a mid-rise office-building offering spaces for offices, art studios, event management, and onsite parking. The new project calls for the redevelopment of the 1920s Challenge Cream & Butter Building.

British developer Est4te Four Capital is the project developer. New York-based Morali Architects is responsible for the designs.

Last month, the Los Angeles City Council approved the zone change and environmental clearance for the proposed office project. The office building will rise to a height of 131 feet tall. Plans call for the addition of a six new floors over the existing two-story building. The project will create office space spanning an area of 70,300 square feet, artist studios and screening rooms for 17,200 square feet, and 21,000 square feet of event space. Parking for 270 vehicles will be designed in an automated structure in the basement of the Challenge Cream & Butter Building.

Construction is expected to last for 18 months. However, a precise timeline has not been revealed yet. The project site is located at the intersection of 2nd Street and Vignes Street. Renderings reveal a contemporary mid-rise façade, featuring cantilevered balconies and a rooftop pool deck.
