A 244-unit affordable senior housing development has been approved for 19300 West Sherman Way in Reseda. The project would contain approximately 161,322 square feet of residential floor area and provide 125 automobile parking spaces. City Planning records describe the development as five stories and approximately 68 feet in height.
The housing program is entirely affordable and reserved for senior residents. The project was approved through Los Angeles’s Affordable Housing Incentive Program, which allows modifications to several development standards. The approval permits a floor-area ratio of 2.9:1 instead of 1.5:1 and allows 125 parking spaces where the project’s underlying calculation would otherwise call for 256 spaces.
Additional relief allows density, floor area, parking, access, and open-space calculations to be averaged across portions of the property with different zoning classifications. The approval also modifies transitional-height, yard, and usable open-space standards. The required usable open-space total is listed at 12,410 square feet.
The supplied rendering depicts the development as a group of connected residential volumes organized around landscaped common areas. White, muted green, gray, and reddish-brown exterior sections distinguish different portions of the building, while black-framed windows are repeated across the residential floors. Trees, planting beds, seating areas, and pedestrian paths occupy the open space between the building wings.
Y&M Architects is identified as the project architect. The development site is owned by the Los Angeles Jewish Home for the Aging, while Meta Housing Corp. is associated with the project development. A construction completion date has not been confirmed in the materials reviewed.
