The project would introduce five three-bedroom residences arranged across a series of three-story volumes, with one automobile space provided for each home. Ficus Forest LLC is identified as the property owner and applicant, while Open Office is designing the project.

The submitted renderings depict the homes as a small residential cluster rather than a single continuous building. Repeated pitched roof forms establish the overall profile, while the façades alternate between light-colored panels, wood-toned siding, and perforated metal screens. Several upper-level outdoor spaces are partially enclosed by the screens, while other balconies and recessed openings remain more exposed.
Landscaping is integrated along the pedestrian frontage and between the individual residential volumes. Small trees, shrubs, grasses, and planting beds are shown beside the walkways serving the homes. The design also uses changes in façade depth and material treatment to distinguish the separate units within the overall development.
The proposal is seeking development rights available through California Senate Bill 79. Santa Monica identifies qualifying projects near Tier 2 transit stations as eligible for state-established density, height, and floor-area standards that can supersede underlying local zoning requirements. The five-unit proposal meets the minimum residential threshold identified in the city’s SB 79 guidance.
The project would replace the existing single-family property at 2904 Delaware Avenue. A construction timeline has not been announced.
