A new small-scale apartment building has been proposed for development at 412 North Oakhurst Drive in Los Angeles. The project proposal includes the development of a new eight-story building offering 52 apartments. Once approved, the project calls for the demolition of an existing apartment building on the site.

Wilshire Skyline is listed as the project applicant. SPF Architects is responsible for the designs. Place is the project’s landscape architect.

The scope of work includes the demolition of the existing three-story, 15-unit apartment building to allow for the construction of a larger eight-story building featuring 52 units above. Of that total density, 12 units would be located in Beverly Hills and 40 units would be located in Los Angeles. A 66-car garage will also be developed as a part of the project.

Project approvals will require density bonus incentives, including stackable density bonus incentives via AB 1287, to achieve the desired height and scale of the building. In Beverly Hills, three of the proposed apartments would be set aside as affordable housing at the very low-income level.

A project presentation was submitted to the Beverly Hills Planning Commission. Upon completion, the building will also feature a courtyard and a rooftop deck. The project site is located on the border between Los Angeles and Beverly Hills.
