A five-story mixed-use development has been proposed at 2467 Pasadena Avenue in the Lincoln Heights neighborhood of Los Angeles. The project site is located just south of the intersection of Pasadena Avenue and Lacy Street, near the A Line’s Lincoln/Cypress Station.

The project is being developed by MJL Properties Inc., with design by Corbel Architects.

Plans submitted to the Los Angeles Department of City Planning describe a new building that will include 40 one-bedroom apartments and approximately 14,693 square feet of commercial space. The commercial component is planned for the ground and second floors. Parking for 67 vehicles will be provided on site.

Entitlements filed with the City include Transit Oriented Communities (TOC) incentives, a Community Design Overlay (CDO) clearance, and compliance under the Housing Crisis Act. As proposed, five of the 40 apartments will be designated for extremely low-income households in exchange for increased density and height allowances through the TOC program.

The project site spans 34,000 square feet and currently sits vacant. It lies within walking distance of the Metro A Line and is eligible for TOC Tier 3 incentives due to its transit proximity.

An associated environmental review case is on file, though no CEQA determination has been published at this time.

Renderings submitted by the architect depict a contemporary facade composed of corrugated metal panels, aluminum cladding, and wood-like finishes. The building includes recessed balconies, open railings, and a series of stepped volumes that define its upper floors. A rooftop amenity deck will crown the structure, while additional outdoor spaces will be located on the podium levels.

A construction timeline has not yet been disclosed.
