A new residential project has been approved for development at 5201 Knowlton Avenue in Westchester. The project proposal incudes the development of a new residential project comprising of four-story and five-story buildings offering 174 apartments. Plans call for the demolition of several existing residential buildings on the site.
Sacramento-based real estate management firm IRC and Associates is the project developer. Vanos Architects is responsible for the designs.
The scope work includes the development of a new residential project offering a total of 174 rental units with parking for 193 vehicles within four-story and five-story buildings. Named The Legacy, the project has been upsized using AB 1287. Onsite amenities includes common rooms and courtyards.
The apartments will be designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans. Out of the total, 23 will be reserved for rent by very low-income households and 9 will be set aside for low-income renters. This makes the project eligible for density bonus incentives permitting a larger development than zoning rules would otherwise allow, as well as satisfy replacement housing obligations for the existing buildings.
The project plans have been updated since the firs approval in 2022. Initially, 145 apartments were proposed. The Los Angeles Department of City Planning has approved the proposal to redevelop the property site with large apartment complex.
