The project replaced a multi-level parking garage that previously served the Westside Pavilion complex.

GPI Companies is the developer. Design is by MVE + Partners, with interiors by Cecconi Simone and Build Group serving as general contractor.

Homes are offered as studios, one-bedrooms, and two-bedrooms, with eight two-story townhome residences fronting Ayres Avenue to the south. Ground-floor commercial space totals approximately 6,200 square feet, activating the Overland Avenue frontage. Amenities include a podium pool and spa, a rooftop lounge, a fitness center with an outdoor fitness lawn, co-working and club spaces, and pet-friendly features.

Overland & Ayres is part of the broader transformation of the former Westside Pavilion: GPI’s adjacent ‘West End’ converted the former Macy’s into ~240,000 square feet of offices, while UCLA is converting the main mall building into the UCLA Research Park.

Project metrics published by MVE list ~200,609 square feet of building area with Type III construction (over a Type I podium per the GC).
