Mar Vista is likely to get a larger housing proposal at 12124 West Pacific Avenue, where Frame LA has returned with a six-story plan under the city’s Housing Incentive Program. The updated filing replaces a prior approval and retools the mix to deliver 87 apartments on the former Vista del Rey Church property.

The new submittal concentrates on one-bedroom and three-bedroom homes over subterranean parking for 124 vehicles. Compared to the 2023 sign-off for 74 units, the project scales up the residential count while holding the building height and roughly the same parking supply.

Rather than the earlier all-very-low-income options, the current approach spreads affordability across 14 deed-restricted homes: seven reserved for very low-income households and seven for moderate-income renters.

Designs by PK:Architecture show a contemporary masonry-look exterior in warm, alternating tones. The frontage is broken into stepped volumes with deep balconies and dark metal railings, creating strong shadow lines. A landscaped plinth and recessed entry along Pacific Avenue soften the edge, while a central notch splits the massing into two wings to reduce the building’s apparent width.
