Construction is underway for a new mixed-use apartment building at 3313 Sunset Boulevard in Silver Lake, a project developed by Integrare Group. The four-story structure replaces a low-rise commercial site along the busy corridor, continuing the steady wave of infill housing transforming the neighborhood’s main thoroughfare.

Approved plans call for 104 apartments above approximately 9,000 square feet of ground-floor commercial space, with parking for 150 vehicles located in two subterranean levels and one at-grade section. Units will be offered in studio, one-, and two-bedroom layouts, including nine reserved as extremely low-income housing. The inclusion of affordable units qualifies the project for Transit Oriented Communities incentives that permit additional floor area and height beyond base zoning limits.

MVE + Partners is the design architect for the project, which is depicted in renderings as a contemporary low-rise building defined by shifting massing and rhythmic window bays. Deep-set balconies and metal cladding articulate the façade, while stepped rooflines create visual variation and allow for planted terraces. The design emphasizes transparency at the street level with large storefront windows and outdoor dining areas, establishing an active pedestrian frontage along Sunset Boulevard.

Located near Hyperion Avenue and Silver Lake Boulevard, the project rises within walking distance of local transit lines, neighborhood retail, and entertainment venues. It joins a cluster of ongoing developments along Sunset, including a recently completed 74-unit building at 3004 Sunset Boulevard and an upcoming 86-unit project at 3209 Sunset Boulevard, both from Ryda.

Construction at 3313 Sunset Boulevard marks another step in the corridor’s evolution toward a denser, mixed-use urban fabric, bringing new housing and retail options to one of Silver Lake’s most visible stretches.
