Nonprofit housing provider EAH Housing has expanded its Los Angeles County portfolio with the acquisition of two affordable residential communities in downtown Lancaster, securing 82 homes for households earning between 30 and 60 percent of area median income (AMI).

The purchase includes Arbor Lofts, a 21-unit low-rise building completed in 2009, and Sagebrush I & II, a 61-unit townhome-style complex dating to 2011. Together, the acquisitions add affordable options for families and individuals in the Antelope Valley’s BLVD Cultural District, a corridor that has seen ongoing investment in cultural and commercial amenities.

  • Arbor Lofts, located at 661 West Lancaster Boulevard: four-bedroom apartments with private balconies, central air, secure entry, and roughly 3,800 square feet of ground-floor commercial space.
  • Sagebrush I & II, located at 715 West Milling Street: three- and four-bedroom apartments across five buildings, featuring community courtyards, lounges, and secure access. The site is within walking distance of local retail, transit, and cultural facilities.

EAH Housing plans to maintain long-term affordability at both properties, applying its property management program to enhance resident services and improve energy efficiency. The organization framed the acquisitions as part of a five-year effort to add thousands of affordable units across California and Hawai‘i, ensuring housing stability across multiple income levels.

Bell Realty Ventures, Inc. supported the deal, with Rick Bell credited for property sourcing, financing, and coordination. The acquisition aligns with EAH Housing’s strategy of mission-driven preservation, where existing affordable stock is secured against market-rate conversion.

Founded in 1968, EAH Housing manages more than 240 communities and serves over 25,000 households across California and Hawai‘i. Its portfolio includes homes for families, older adults, veterans, artists, transitional-age youth, farmworkers, and formerly unhoused individuals, supported by a mix of affordable rents and resident-focused services.
