Plans have resurfaced for a hotel development at 11469 Jefferson Boulevard in Culver City, where a revised proposal is moving forward with a reduced building program in place of a previously approved strip mall redevelopment. Architect Robert F. Tuttle is leading the new design effort.

The updated application, submitted by Irvine-based developer Greens, calls for a five-story hotel containing 147 guest rooms, marking a notable reduction from an earlier 175-room concept approved in 2021. While rooftop amenities and meeting facilities have been removed from the program, the project would still include on-site dining uses, consisting of a restaurant and coffee shop, along with a fitness center for guests.

Parking provisions have also been adjusted as part of the redesign. Current plans show 106 vehicle spaces, replacing a previously approved two-level subterranean garage that had been sized for 138 stalls. The streamlined layout reflects a shift toward a more compact hospitality model near the I-405 corridor.

Conceptual materials depict a contemporary low-rise structure organized around a central courtyard, with glazing and massing that emphasize interior-facing circulation and shared open space.

According to construction management documentation submitted for Planning Commission review, the hotel would require approximately eighteen months to complete once work begins. If approved, the project would replace the existing commercial strip with a scaled but still active hospitality use along Jefferson Boulevard, maintaining the site’s role as a destination within Culver City’s evolving commercial landscape.
