Plans call for 42 one- and two-bedroom apartments above a small parking component accommodating eight vehicles, reflecting a design strategy that prioritizes housing yield over automobile storage.
Entitled through ED1, the development incorporates density bonus incentives in exchange for reserving all units for low- and moderate-income households. That approval path allows the project to bypass discretionary review while exceeding base zoning limits, enabling mid-rise residential construction on a site that would otherwise struggle to support affordable housing at this scale.
Renderings show a podium-style building with a restrained façade and vertically stacked balconies, scaled to fit within the surrounding Sawtelle streetscape. The structure’s modest footprint and limited parking emphasize proximity to transit as a functional substitute for on-site vehicle accommodation.
Rather than marking a singular exception, the project at 2481 South Sawtelle Boulevard reflects a broader shift in how affordable housing is being delivered near Metro lines. ED1 is increasingly channeling density onto small parcels where zoning, parking requirements, and entitlement timelines once made such projects impractical.
