A new residential development has been proposed at 2239 South Amherst Avenue in the Sawtelle neighborhood of Los Angeles. A planning application submitted to the Los Angeles Department of City Planning seeks approval to replace an existing single-family residence on the site with a mid-rise apartment building utilizing Transit Oriented Incentive Area incentives.

The proposal calls for an eight-story structure containing 40 studio and one-bedroom units. As part of the requested development bonuses, eight apartments would be reserved for rent by low-income households. Parking plans indicate three on-site vehicle spaces located at the ground level.

Renderings depict a narrow infill building with a vertically articulated façade composed of deep green exterior panels arranged in staggered projections. The massing emphasizes height and slender proportions, with recessed window bays and inset balconies positioned along the side elevations.
Ground-floor glazing appears to frame a residential lobby space oriented toward Amherst Avenue, while upper floors feature alternating vertical volumes that create shifting shadow lines across the façade. The structure rises directly from the property line, consistent with a compact urban infill configuration.
According to information associated with the development team, project completion is anticipated in 2028. The site is located north of Pico Boulevard and within walking distance of the Expo/Bundy Station on the E Line. The proposal remains subject to review by City Planning.
