An eight-story residential building is taking shape at 4706 Centinela Avenue in Del Rey, where a fully income-restricted housing development will introduce 73 new apartments to the neighborhood. The project rises from a previously vacant parcel along the Centinela corridor. Aero Collective is responsible for the designs.

The building will contain a mix of studio and one-bedroom units. With the exception of a single market-rate manager’s unit, all residences are designated for low- and moderate-income households. The development was approved through Executive Directive 1 and incorporates state density bonus provisions to permit its scale.

The design presents a restrained vertical composition with repetitive fenestration patterns and minimal surface articulation. Renderings show a vertical composition articulated through stacked window groupings and subtle façade modulation. The massing emphasizes height, with clean exterior planes and minimal ornamentation.

No on-site parking is provided, allowing the project to maximize residential yield within the site footprint. The absence of structured parking reduces bulk at the base and contributes to a more compact ground-level condition.

The site is located within the Del Rey neighborhood, west of the 405 Freeway. With construction now underway, the project adds to a growing number of affordable housing developments advancing under Executive Directive 1 across Los Angeles.
