At 2208 South Union Avenue, plans would replace a collection of low-rise buildings with a new six-story affordable housing development that also includes ground-floor institutional space. The property occupies the east side of Union Avenue between 22nd Street and 23rd Street, where existing one-story buildings would be cleared for new construction.

The project is being developed by LH Housing, with design work by JPark Architects.

Plans call for a six-story structure with 155 one-bedroom affordable housing units. The project includes a limited on-site parking component with 24 vehicle spaces. A new space for United University Church would be incorporated into the ground floor near 23rd Street, with additional interior areas distributed along the remainder of the frontage.

Renderings show a building organized around broad brick-faced elevations above a darker base, giving the project a uniform street presence along Union Avenue. The building mass is expressed through a rectilinear form, with evenly spaced window openings reinforcing a regular grid pattern. A lighter-toned upper portion caps the structure, creating a visual break from the brick volumes below.

One elevation incorporates a large-scale mural element, introducing color and graphic detail that contrasts with the otherwise restrained material palette. At street level, transparent storefront-style glazing lines portions of the façade, supporting pedestrian visibility into interior spaces.

The proposal recently went before the University Park Historic Preservation Overlay Zone board for review.

The project site is owned by United University Church, which would retain space within the new building as part of the redevelopment. The site sits just south of the Santa Monica Freeway in University Park, where the proposal would introduce a substantially larger building footprint than what currently occupies the property.
