A new residential project has been proposed for development at 13610 West Sherman Way in Van Nuys, Los Angeles. The project proposal includes the development of a large five-story apartment complex with 169 units.
Hidden Villas is the project applicant. Architect Garo V. Minassian is designing the project.
A project application was submitted last week to the L.A. Department of City Planning. The proposed development makes use of AB 2334 to build on land currently zoned for parking. The project site spans an area of 46,000 square feet. The developer seek approval to redevelop the site with a new five-story building featuring 168 units. The units will be designed as a mix of studios, one-bedroom, and two-bedroom apartments above parking for 99 vehicles. Six existing buildings featuring 10 apartments would be demolished for the project.
Requested approvals for the proposed development include density bonus incentives to permit a larger structure with more housing than normally allowed by zoning rules. In exchange, 18 of the new apartments are to be set aside for rent by very low-income households, replacing seven existing affordable units.
Renderings reveal a contemporary low-rise structure featuring a central courtyard, recreation rooms, and a rooftop deck. The project site was sold in 2012 for approximately $1.6 million.
As a result of AB 2334, which took effect last year, projects in such locations may still be developed with housing in accordance with their general plan land use designation.
