A new multifamily residential project has been proposed for development at 11338 West Burbank Boulevard in North Hollywood, Los Angeles. The project proposal includes the construction of 70 apartments in a seven-story building. If approved, the project will require the demolition of some commercial buildings located on the site.
Elevado Group is the project developer. Maly Architects is responsible for the designs.
The project site spans an area of 16,600 square feet. The scope of work includes the construction of a new seven-story building, offering 70 apartments. The apartments will be designed as a mix of one-bedroom and two-bedroom floor plans. The project will also feature basement and at-grade parking.
Requested project entitlements include Transit Oriented Communities incentives allowing for a larger, denser apartment complex than would normally be permitted by zoning. In exchange, seven of the apartments are to be set aside for rent by extremely low-income households.
The project site is situated one block away from North Hollywood Station. A project application was submitted yesterday to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
