A new mixed-use project has been approved for development at 1185 Sunset Boulevard in Echo Park, Los Angeles. The project proposal includes the construction of two seven-story buildings offering spaces for retail and residential uses.
Canadian firm Aragon Properties Corp is the project developer. KTGY is responsible for the designs.
Project plans were revised in August 2023, and now Los Angeles City Planning Commission has given a green light for the project.
The scope of work includes the development of housing and commercial space on the corner of Sunset Boulevard and Everett Street. Named Sunset + Everett, the seven-story twin buildings will feature a total of 327 studios, one-bedroom, two-bedroom, and three-bedroom floor plans along with 9,462 square feet of ground-floor commercial space. The project also calls for parking space for 263 vehicles.
Project approvals granted by the Planning Commission include density bonus incentives to allow larger apartment complex than otherwise allowed by zoning rules. In exchange, Aragon would agree to set aside 41 of the new apartments as deed-restricted very low-income affordable housing.
Renderings reveal a facade designed in stucco and fiber cement panels. The buildings would be designed with a modulated form, using setbacks and insets to create balconies and terrace decks for residents. Onsite amenities include a fitness room, a community room, and a lounge.
The project will have a 30-month construction timeline, with groundbreaking anticipated in December 2024 and project completion expected in mid-2027.
