Work is nearing completion on a new affordable housing development at 611 South Hobart Boulevard in Koreatown. The project replaces a former preschool property with a seven-story residential building. The building will contain 80 affordable apartments, with a residential program made up of studio and one-bedroom units.
Leo Lee is listed as the developer, and EWAI is responsible for the design.

The project uses density bonus incentives available for fully affordable housing, allowing a larger building than would otherwise be permitted under base zoning. No on-site vehicle parking is proposed for the development. The parking-free plan is tied to the property’s location in a transit-served area between Wilshire Boulevard and 6th Street.
Renderings show a contemporary mid-rise building with a white and gray exterior, a gridded window pattern, and small projecting balcony rails along the residential elevations. The Hobart Boulevard frontage is marked by a tall recessed vertical opening screened with green perforated panels, creating a distinct architectural feature above the ground-floor entry.
The completed building presents a compact urban infill form on a narrow lot, with the residential levels rising above a mostly enclosed podium base. The images also show landscaping at the sidewalk edge and a simple ground-floor treatment facing Hobart Boulevard.
The project sits just south of 3800 West 6th Street, a larger property also associated with Lee. That site has previously been proposed for redevelopment with a mixed-use residential project containing 301 apartments.
