A new residential project has been proposed for development at 3100 Wilshire Boulevard in Koreatown, Los Angeles. The project proposal includes the construction of a new 34-story apartment tower offering apartments, retail space, and onsite parking.
Miami-based developer Crescent Heights is the project developer. Hartshorne Plunkard Architecture is responsible for the designs.

The scope of work includes the construction of a new high-rise apartment complex offering 297 apartments above retail space. The units will be designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans. The tower will also offer parking for 410 cars in a subterranean car garage. The high-rise will rise to a heigh of 393 feet.
The developer has also proposed to maintain portions of an existing 1930s commercial building that spans an area of 7,100 square feet. It will be used as retail space, restaurant space, amenities, a leasing office, and a lobby.

Project entitlements were approved in January 2024 by the Director of Planning, however, there has been some opposition. More reviews and approvals will have to be processed for the project to move forward.
City approvals allowed the use of Transit Oriented Communities incentives to permit greater density than would otherwise be permitted on the property. In exchange, 33 apartments will be set aside for rent as affordable housing at the extremely low-income level.
The project site is located near Bullocks Wilshire in Koreatown.
