A new large-scale affordable housing project has been planned for development at 13315 North Dronfield Avenue, Sylmar. The project proposal includes the development of a new five-story apartment building offering 350+ affordable housing units. Once approved, the project will replace a single-family home on the site.
Jorge Martinez and Patricia Garcia are listed as the property owners. Metropolis Architecture is responsible for the designs.
The project site spans an area of 54,500 square feet. Plans call for the construction of a five-story building offering 354 studios and one-bedroom floor plans. The affordable housing options will be available for households and individuals earning low- and moderate-income. The development will be eligible for density bonus incentives which would grant waivers from certain development standards, including limits on floor area and requirements for on-site open space. The requests also include a full waiver of a requirement for 489 parking spaces, which findings indicate would cost $17 million to build.
The project will be approved using the Executive Directive 1; a project application was filed last week with the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
